1. Acceptance of Terms
Welcome to the AI-Enhanced Investment Facilitation Service (hereinafter referred to as "IFS", "Platform", "we", "our", or "us"). By accessing, registering, or using our platform, you agree to be bound by these Terms of Service ("Terms").
If you are using the Platform on behalf of an organization (such as a District Assembly, corporate entity, or investment fund), you represent and warrant that you have the authority to bind that organization to these Terms. If you do not agree with any part of these terms, you must discontinue your use of the Platform immediately.
2. Definitions
- "District Assembly" refers to the local government authorities in Ghana legally mandated to list and manage public assets on the Platform.
- "Investor" refers to any individual, corporate entity, or institutional body registered on the Platform seeking to deploy capital into district-level assets.
- "Asset" refers to land, infrastructure, warehouses, or facilities uploaded and digitized onto the Platform.
- "AI Business Brief" refers to the automatically generated, data-driven documents outlining the viability and projected ROI of a specific asset.
3. Description of Services
The IFS acts strictly as a digital facilitation and matchmaking intermediary. We leverage Artificial Intelligence (AI) and Geospatial technology to digitize dormant local government assets and present them to verified private investors.

Investors are solely responsible for conducting their own independent due diligence.
4. User Obligations & Accounts
For District Assemblies:
You warrant that all uploaded assets are legally owned or mandated by the respective Assembly. You agree to provide accurate baseline data and conform strictly to Ghana’s Public Procurement Authority (PPA) laws when engaging with matched investors.
For Investors:
You agree to provide accurate institutional and financial capability data. You agree that the IFS may vet your profile to ensure alignment with the Ghana Investment Promotion Centre (GIPC) compliance guidelines prior to granting you full access to business briefs.
General Account Security:
Users are responsible for maintaining the confidentiality of their login credentials. Any unauthorized use of an account must be reported to our support team immediately.
5. AI, Geospatial Data & Accuracy
The Platform employs Geospatial AI and machine learning algorithms to map asset boundaries, predict market trends, and generate Match Scores.
While we strive for high accuracy using satellite imaging and algorithmic processing, the generated data, including boundaries, infrastructure readiness, and predictive ROI, are estimates. We do not warrant the absolute accuracy or completeness of AI-generated reports. Final verification requires physical site visits and independent valuation.
6. Transactions & Limitation of Liability
The IFS facilitates connections; however, any subsequent contracts, Memoranda of Understanding (MoUs), or financial transactions are formed exclusively between the Investor and the District Assembly.
Limitation of Liability: To the maximum extent permitted by applicable law, IFS, its developers, partner agencies, and affiliates shall not be liable for any direct, indirect, incidental, or consequential damages, including loss of capital, revenue, or data, arising from your use of the Platform or reliance on AI-generated briefs.
7. Intellectual Property
The architecture, matchmaking algorithms, Geospatial AI integrations, design, and source code of the IFS Platform are the exclusive intellectual property of the IFS administrators. Users are granted a limited, non-exclusive, revocable license to access the Platform for its intended use.
You may not copy, reverse-engineer, distribute, or create derivative works from the Platform’s core technology or AI-generated templates without explicit written permission.
8. Privacy & Data Protection
Your privacy is paramount. The collection, storage, and processing of personal and institutional data are governed by our Privacy Policy, which is constructed in strict adherence to the Data Protection Act, 2012 (Act 843) of the Republic of Ghana.
We implement end-to-end encryption to secure sensitive financial inputs and asset documentation. By using the Platform, you consent to the data practices outlined in our Privacy Policy.
9. Governing Law & Jurisdiction
These Terms of Service and any separate agreements whereby we provide you Services shall be governed by and construed in accordance with the laws of the Republic of Ghana.
Any disputes arising from or relating to the use of the Platform shall be subject to the exclusive jurisdiction of the competent courts located in Accra, Ghana. We encourage dispute resolution through mediation prior to formal litigation.
